Are there any limitations on how the space can be used?
- We cannot schedule use of the upstairs space while performances are happening in the downstairs theatre due to noise bleed issues. This means the upstairs space will be free to use during the weekday daytime and most weekday nights.
- The South-facing wall of the upstairs space is shared with the Milwaukee apartment building. Tenants must be mindful of noise levels after 11 pm.
- Tenants must adhere to Seattle Fire Code and the limits of our public assembly occupancy permit.
What renovations does TOJ already have planned for the upstairs?
- We have received a grant from Historic South Downtown to enclose the driveway and update the building’s facade. We will be renovating the bathrooms to bring them up to code. We also have plans to change out the flooring throughout the upstairs spaces.
- We are considering some changes to the performance stage, tech booth, and bar, depending on community need.
- The downstairs main performance area of Theatre Off Jackson will remain unchanged except for a few cosmetic changes.
What kind of equipment is currently in the kitchen?
- Currently, the kitchen area does not have cooking facilities. It only has a sink, refrigerator, and counter prep space.
- We are open to renovating this space to add cooking facilities if there is interest.
What are the Offices currently like?
- The small private office is approximately 100 sq feet. It is suitable for one person’s use at a time, or can be used as a storage/supply closet. It is windowless.
- The tri-level shared office space is approximately 650 sq ft. The upper mezzanine level is suitable for 2-3 people. The lower mezzanine level is suitable for 1-2 people. The central office level is suitable for up to four people at a shared u-shaped built in-desk. This space has windows that face 7th Ave S.
- Both office spaces are accessible only via stairs. We are open to renovating these spaces if there is interest.
What technical capabilities does the Hall & Stage space have?
- The stage is 8’x16’ and is under 1 foot high. The stage is not currently wheelchair accessible, but seating is flexible so that performers can use the floor before the stage.
- The upstairs performance space has limited technical capabilities. It has a computerized lighting system with 10 dimmers, a video projector, sound system including access to microphones and audio playback via QLab.
- Planned renovations for this area include new flooring, some technical upgrades, adding a ramp to the existing stage, and potentially moving the bar/booth depending on the needs of other renovations.
How is the bar currently used?
- The bar currently sits along the South-facing wall, directly across from the performance stage.
- It is operated by TOJ staff during events in the upstairs space.
- We are strongly considering moving the bar to the current location of the interior arbor.
How many bathrooms are there?
- The upstairs space has 2 bathrooms with 2 stalls each.
- Both bathrooms will be remodeled to be brought up to code and be gender neutral.
- Both are wheelchair accessible.
What are the Auxiliary Rooms?
- The auxiliary rooms on the West side of the upstairs are private spaces that share a single staircase.
- We currently use the upstairs auxiliary room for storage, and the downstairs auxiliary room as a dressing room.
- These rooms could potentially be used as rehearsal rooms, art studios, meeting rooms, classrooms, or storage rooms for office tenants.
- There is a weight limit in both of these spaces due to structural limitations.
What is the Loft Custodial?
- This room was originally designed for rehearsal, but we currently use it for storage space.
- It has a large floor area, plus a small side room and a lofted storage space.
